TENANT HANDBOOK
Suite Modifications
We ask that you contact the Management Office in the event you require modifications be made in your suite after move-in, for instance, additional electrical outlets, wall changes, or repainting. We will be glad to obtain cost estimates and pricing for this work in addition to providing information on building contractors. As stated in your Lease, all alterations require the review and approval of the landlord. Any work initiated without the express approval of the landlord is subject to removal at the tenant’s expense.
All contractors/vendors performing work at 2020 Main are required to have the following:
- Contractors License-if applicable
- Insurance as follows.
Commercial General Liability Insurance
- $2,000,000 General Aggregate; $2,000,000 Products/Completed
- Operations Aggregate; $1,000,000 Each Occurrence; $1,000,000
- Personal & Advertising Injury; $5,000 Per Person Medical Payments
Umbrella / Excess
- $4,000,000 General Aggregate; $4,000,000 Each Occurrence
Business Auto Liability Insurance
- $1,000,000 Each Occurrence, including hired and non-owned auto coverage
Worker’s Compensation
- Statutory amount for State of California
Employer’s Liability
- $1,000,000 Bodily injury by disease per person; $1,000,000 Bodily injury by accident policy limit; $1,000,000 Bodily injury by disease policy limit
An additional insured endorsement must be provided as follows:
- The Prudential Insurance Company of America, PRISA 2020 Main LLC, their subsidiaries, directors, agents and employees, and its property manager, Cushman & Wakefield of California, Inc., their subsidiaries, directors, agents and employees

The insurance will be primary and noncontributory with respect to the insurance. The contractor’s respective insurance carriers shall waive all rights of subrogation with respect to losses payable under such policies.

Non Smoking Building
2020 Main is a non-smoking building. In addition, per State Ordinance there is also no smoking allowed within 25 feet of building entrances.
